Full Home Renovation Done Right
A full home renovation is the most complex construction project a homeowner undertakes. Coordinating architects, designers, plumbers, electricians, tile setters, cabinet makers, painters, and inspectors — in the right order, on the same timeline — requires a general contractor with deep South Florida market experience.
We've built our reputation on delivering complete home transformations across Miami-Dade, Broward, and Palm Beach counties — managing every phase from initial design through county final inspection. One contract, one project manager, one point of accountability.
Every System, Every Surface
A full home renovation touches every system. Here's what we manage as your general contractor — nothing is outsourced without our direct supervision and accountability.
Design & Architecture
Space planning, interior design coordination, 3D renderings, and architectural drawings. We work with licensed architects for structural changes and additions.
Permits & Compliance
All building, electrical, plumbing, and mechanical permits for Miami-Dade, Broward, or Palm Beach. We manage every county department from application to final inspection.
Structural Work
Load-bearing wall removal, beam installation, second-story additions, foundation work, and structural reinforcement for open floor plans.
Kitchen & Bathrooms
Full kitchen and bathroom remodels — cabinets, countertops, tile, fixtures, waterproofing — coordinated as part of the overall project timeline.
Plumbing & Electrical
Full re-pipe, panel upgrades, whole-home reconfiguration, EV charger installation, whole-home generator connection, and smart home wiring.
Flooring, Paint & Finish
Flooring throughout, interior and exterior painting, trim work, doors, hardware, lighting fixtures, and all final finishes to close out the project.

Design & Preconstruction
3D renderings, material selections, architectural drawings where required, and a detailed line-item budget. We fix the price before we start — no "TBD" allowances.
Permit Acquisition
We file all permits simultaneously across disciplines — building, electrical, mechanical, plumbing. We navigate county departments so your project doesn't sit waiting for approvals.
Demolition & Structural
Selective or full demolition, structural modifications, and all rough-in trades completed in sequence. Your project manager is on site every day — not checking in from an office.
Finishes & Fixtures
Tile, flooring, cabinetry, countertops, painting, trim, lighting, and all fixtures installed per the approved design. Inspections scheduled and passed at each milestone.

Final walk-through with detailed punch list. Everything resolved before the last payment is due. Certificate of occupancy (when required) and all warranty documentation handed over.
Why Homeowners Trust Us
Design-Build Integration
Design and construction under one roof eliminates the communication gaps between architects and builders that cause delays and cost overruns. One team, one vision, one timeline.
Fixed-Price Contracts
We use preconstruction cost modeling to lock in your price before demolition starts. Change orders happen only if you change the scope — not because we "discovered" something we should have known.
South Florida Expertise
Florida Building Code, HVHZ requirements, flood zone construction, hurricane-rated materials, coastal setback rules — we know this market at a level that prevents expensive corrections mid-project.
Dedicated Project Manager
Every project has one project manager — reachable by call or text, on site daily during active construction, and accountable for every trade on your project. You never wonder what's happening.

Can I live in my home during a full renovation?
It depends on the scope. For partial renovations ($75K–$175K), many homeowners stay in the unaffected areas. For full gut renovations, we strongly recommend temporary housing for the first 8–12 weeks while structural, plumbing, and electrical rough-in is active. We'll give you an honest assessment during your initial consultation.
How do you prevent budget overruns?
Preconstruction planning. We spend 4–6 weeks creating a detailed line-item budget before demolition begins. We make every material selection, get competitive bids from our trade network, and lock in prices before the contract is signed. True change orders — where you change scope — are documented and priced before work proceeds. We never start "and figure it out later."
Do you handle permits for everything — including structural changes?
Yes. We manage all permits — building, electrical, plumbing, mechanical, structural, and special inspections. For projects requiring architectural plans, we coordinate with our licensed architect partners as part of the project cost. You don't need to find an architect, an engineer, and a contractor separately — we manage the whole team.
How long does a full home renovation take in South Florida?
Partial renovations ($75K–$175K) typically run 3–5 months from contract to completion. Full whole-home renovations run 6–9 months. Projects with additions or structural changes can run 9–12 months. Permitting in South Florida typically takes 4–8 weeks — we account for this in your project timeline from day one.
What's included in a "fixed-price" contract?
Our fixed-price contracts include all labor, all specified materials, all permits and inspection fees, trade coordination, and project management. Exclusions are clearly listed: items discovered during demolition that couldn't be reasonably anticipated (e.g., hidden mold, rotten framing), owner-selected changes after contract signing, and any permit-required upgrades to pre-existing conditions. We explain all of these before you sign.
